For those who could attend the meeting with the developers over the new proposed development, Arrowpoint, at the southeast corner of Hwys 83 and 86, it became clear at that meeting that no one in the room wanted the density bonus for open space that allowed the clustering density of smaller than 5 acre lots. This new County proposal outlined below, if passed by the Board, will eliminate density bonuses and clustering. This is good news for the future, and something the community has asked for. At this time, I’m just not sure if it will impact present development applications like Arrowpoint.

Please review the following proposed update to the Douglas County Zoning Resolution (DCZR) Sections 4 – Large Rural Residential, 5 – Rural Residential, 6 – Estate Residential, and

and entering the project file number, DR2018-010, in the search tool. Synopsis of Regulation Change: The proposed amendment would eliminate the density bonus from the above identified sections in the DCZR and the DCSR.
Process Douglas County staff will conduct a public outreach meeting on May 7, 2019 at 4:00pm in the Board of County Commissioners Hearing Room at 100 3rd Street, Castle Rock.
Once comments from this referral process have been received, a work session will be scheduled with the Board to review the comments. Final consideration of the proposed regulations will occur at a public hearing with the Board, following a Planning Commission recommendation.
