Arrowpoint Hearing 100 3rd Street Castle Rock

Hi Everyone,
I just got a call from the County that the County is holding a hearing today at 4:00 pm (100 3rd St, Castle Rock) on the below proposal.  It appeared unanimous at the Arrowpoint developers hearing at the fire station that our community supported this change.  I do think it would be smart for the county to include some required open space in all developments in this zoning change but, even without that, this seems to be a step forward towards what our community has been asking for.  If this is approved by the Board, it appears that the only way a lot size can be changed for developments would be a complete rezoning.  Please attend if you want your voice heard on this staff proposal.

Subject: IMPORTANT INFORMATION UPDATE: Douglas County staff proposes removing the density bonus from the zoning regulations

Hi Everyone,
For those who could attend the meeting with the developers over the new proposed development, Arrowpoint, at the southeast corner of Hwys 83 and 86, it became clear at that meeting that no one in the room wanted the density bonus for open space that allowed the clustering density of smaller than 5 acre lots. This new County proposal outlined below, if passed by the Board, will eliminate density bonuses and clustering.  This is good news for the future, and something the community has asked for.  At this time, I’m just not sure if it will impact present development applications like Arrowpoint.

Please review the following proposed update to the Douglas County Zoning Resolution (DCZR) Sections 4 – Large Rural Residential, 5 – Rural Residential, 6 – Estate Residential, and the Douglas County Subdivision Resolution (DCSR) Articles 4 – Preliminary Plan and 8 – Certifications and forward any comments by May 20, 2019. Synopsis of Regulation Change: The proposed amendment would eliminate the density bonus from the above identified sections in the DCZR and the DCSR. Process Douglas County staff will conduct a public outreach meeting on May 7, 2019 at 4:00pm in the Board of County Commissioners Hearing Room at 100 3rd Street, Castle Rock. Once comments from this referral process have been received, a work session will be scheduled with the Board to review the comments. Final consideration of the proposed regulations will occur at a public hearing with the Board, following a Planning Commission recommendation.
